When buying or selling a house, you need a reliable partner at your side. We have extensive experience in house inspections, and are used to assessing both the condition and the potential for development.

When inspecting a villa, we perform a thorough visual inspection of the house and a moisture check in the bathroom and kitchen. Upon completion of the inspection, a room-by-room report is provided, with written information and photos of exposed areas or discrepancies.

We also carry out a moisture indication in wet areas and a visual check of floors and walls. A moisture indication means making a random indication with a special instrument. A moisture indication provides a good overview of any moisture problems during a house inspection.

Before buying: house inspection

Find out what condition the house is in at the time of sale, and what measures are expected in the future. Reduce the risk of unpleasant surprises after the purchase. The check is carried out by approved inspectors.

Pre-sale: Handover inspection

A pre-sale inspection is called a transfer inspection. We compile the seller’s documents and information about the property for the buyer. In the transfer inspection, a careful technical examination of the building is carried out.

Risk analysis and technical investigation

If the inspector assesses that there is a significant risk that the property has defects that were not revealed during the visual inspection, this is reported in a risk analysis in the protocol. A recommendation for further technical investigation may be proposed.

Frequently asked questions about our home inspections

How long does an inspection take?

Before we come and carry out the inspection, we prepare the statement (protocol) with property details and information previously submitted. This is to ensure that time on site at the inspection property is not taken up by administrative tasks.
A villa inspection takes between 2.5 to 3.5 hours, a townhouse inspection about 1.5 to 2.5 hours and an apartment inspection takes about one hour on site. After the inspection is done, the report is administered: photos are added and the final details are completed.

As a buyer or seller, what do I need to prepare for an inspection?

We wish that ladders are in place, in case they are needed to access the roof and attic space. The inspection is done visually/ocularly, so if we can’t access the space, we can’t inspect it.

It is a good idea to test the heating and cooling functions of the water heater to make sure they are fully functional at the time of the inspection. The reason is that they often malfunction if they have been switched off. We need to test the function during the inspection and include it in the report.
